As of 2025, the median home price in Eagle County reached $1,060,863, excluding resort areas. This contrasts sharply with the average local household’s buying power of $505,610, resulting in an affordability gap of $555,253. Of the county’s 34,333 homes, more than 49% are either vacant or occupied by part-time residents.

Prospective buyers prioritize affordability and location, but often find themselves competing with second homeowners, relocating retirees, and investors across all price ranges. This competition makes it increasingly difficult to secure suitable housing.

Renters

Eagle County faces critically low vacancy rates for rental properties, limiting options and driving up costs. The primary concern for renters is the cost of housing. At the same time, the growth of short-term rentals has reduced long-term availability, contributing to overcrowding and, in some cases, substandard living conditions.

These constraints force many renters to commute long distances, increasing traffic congestion and environmental impacts. According to the Housing Needs Assessment Community Survey, 67% of renters would prefer to purchase a home if affordable options were available within the valley.
